Grafton Sales Data for July Shows 12 Deeds but Almost No Prices

GRAFTON -- Twelve property transfers were recorded in Grafton between July 3 and Aug. 1, but only one included a disclosed sale price, leaving most of the period's activity without a dollar figure attached.

MARKET OVERVIEW Worcester County Registry of Deeds records show 12 sales recorded in Grafton during the four-week period. Of those, only one, a condominium unit on Samuel Drive, included a disclosed consideration amount: $100,000. Because that is the sole disclosed price, the reported range of $100,000 to $100,000 and the $100,000 median reflect a single transaction, not the broader market. The raw count of 12 recorded deeds is a moderate volume for a four-week span, but the near-total absence of disclosed pricing means little can be concluded about where home values stood in Grafton this period.

TOP SALES Only one of the 12 recorded deeds carried a disclosed price, so no ranked list of top sales by dollar value is possible. That transaction was at 76 Samuel Dr., Unit 1806, which sold July 6 for $100,000. The sellers were listed as Todd M. Rafferty and Carolyn Rafferty, and the buyer was Toyota Financial Savings Bank. Bed, bath and square-footage figures were not available from the deed record.

The remaining 11 sales, recorded between July 3 and July 8, had no disclosed price: a property on Old Westboro Road, another on Pullard Road, one on Depot Street, one on Maple Avenue Rear, one on Nottingham Road, one on Chestnut Street, one on Crosby Road, one on Hudson Avenue, one on Hovey Pond Drive, one on Autumn Harvest Court, and one additional Grafton property without a listed street address.

NEIGHBORHOOD BREAKDOWN The 12 sales were spread across 11 different streets, with no street or neighborhood accounting for more than one transaction. Five of the 12 deeds listed Mortgage Electronic Registration Systems Inc. as a party to the transfer, alongside entities including Leader Bank NA, United Wholesale Mortgage LLC, Amerisave Mortgage Corp and First Horizon Home Loan Corp. That pattern is consistent with mortgage- or lender-related transfers rather than typical owner-to-owner sales.

Two of the transfers involved family or fiduciary arrangements: the Old Westboro Road property was conveyed from the estate of Earl H. Hutt, and the Pullard Road property was conveyed by Nicole L. Ricard as trustee of the Deborah L. Smith Trust. The deed data does not indicate the reasons behind either transfer.

Price-per-square-foot comparisons and a single-family-versus-condo sales tally beyond the two identified condo units are not possible, since square footage was not available in the deed records for any of the 12 sales.
